Terms & Conditions
These Terms govern your use of mhjrealestate.com and any services you purchase from MHJ LLC, doing business as MHJ Real Estate Media. By using the site, submitting a form, joining one of our lists or placing an order, you agree to these Terms and to our Privacy Policy.
1. Who we are and what we do
MHJ LLC (MHJ Real Estate Media) produces cinematic listing films, vertical social cuts and outreach video for real estate agents, teams, brokerages and developers. The engagement runs entirely online: you send us photos, clips and listing details and we script, edit, colour, score and deliver the finished video. We do not visit properties, and no part of the service takes place in person.
2. Eligibility
You must be at least 18 years old and using our services for business or professional purposes. If you are ordering on behalf of a brokerage or company, you confirm you are authorised to bind that organisation to these Terms.
3. Orders and pricing
- Prices shown on the site are in US dollars and are flat per listing unless stated otherwise. The price displayed at the time of purchase is the price that applies.
- Bundles and add-ons are priced as shown on the Services & Pricing page and in the store.
- Monthly plans are billed monthly in advance. You may cancel or change plan in any month; a cancellation takes effect at the end of the current billing month, and the current month is not pro-rated.
- We may change prices from time to time. Changes do not affect an order already placed or the current month of an active plan.
4. Payment
We invoice by card or bank transfer through our payment providers. Single listings are payable up front; monthly plans bill on the same date each month. We may pause work or withhold delivery on overdue accounts.
5. What we need from you
To produce your video we need usable material — photos, clips or footage of the property — plus the listing details you want featured. Turnaround times start when we receive complete, usable material. If material is missing, unusable or delayed, timelines shift accordingly.
6. Your content and the rights you give us
You confirm that you own, or are licensed to use, everything you send us, and that you have the permissions needed for the property, people, branding and music depicted or referenced. You grant MHJ a limited, non-exclusive licence to store, edit, reproduce and adapt that material for the purpose of producing and delivering your order, and to display the finished work in our portfolio and marketing unless you ask us in writing not to. You agree to indemnify MHJ against claims arising from material you supplied.
7. Deliverables and ownership
On full payment you receive perpetual, worldwide rights to use the finished videos to market the listing and your brand — MLS, social media, web and paid advertising. MHJ retains ownership of its own project files, templates, presets, and any licensed third-party assets such as music or stock, which are licensed to you only as embedded in the finished video and may not be extracted or reused separately.
8. Turnaround and revisions
- Standard delivery is within five (5) hours of our receiving complete, usable material. Rush Delivery is offered as a paid add-on with a faster target.
- One free revision is included per video when requested within seven (7) days of delivery. Further revisions, or changes that alter the agreed scope, are quoted separately.
- Turnaround times are targets based on normal operating conditions and are not guarantees.
9. Cancellations and refunds
- Cancel before production begins and you receive a full refund.
- Cancel after production begins and we refund the portion not yet produced.
- Delivered work is non-refundable.
- Monthly plans are not refunded for a partial month; cancellation ends future billing.
10. Text message (SMS) terms
Program. MHJ LLC sends marketing and promotional text messages about our services, availability, offers and new work to people who opt in.
- Opt-in. Consent is given by providing a mobile number and checking the SMS consent box on one of our forms, or by another form of express written consent. The box is never pre-checked.
- Consent is not a condition of purchase.
- Message frequency varies.
- Message and data rates may apply.
- Opt out. Reply STOP at any time to stop receiving messages.
- Help. Reply HELP, or email maytham@mhjrealestate.com.
- Carriers are not liable for delayed or undelivered messages. Supported carriers may change without notice.
Your mobile information will not be sold or shared with third parties for promotional or marketing purposes.

11. Acceptable use
You agree not to use the site or our services unlawfully, to attempt to gain unauthorised access to any part of the site including the owner area, to interfere with the site's operation, or to resell or present our production work as your own production service without a written agreement.
12. Third-party services
Parts of the site rely on third-party services such as our website host, scheduler, store checkout and messaging platform. Their terms apply to your use of those services, and we are not responsible for their acts or omissions.
13. Disclaimers
The site and services are provided on an "as is" and "as available" basis. To the fullest extent permitted by law we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not guarantee any particular sales, leads, views, engagement or marketing result from the videos we produce.
14. Limitation of liability
To the fullest extent permitted by law, MHJ will not be liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, revenue or data. MHJ's total liability for any claim relating to an order will not exceed the amount you paid for that order.
15. Indemnification
You agree to indemnify and hold harmless MHJ LLC, its owners and contractors from claims, damages and reasonable legal costs arising from material you supplied, your use of the deliverables, or your breach of these Terms.
16. Governing law
These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-law rules. The courts located in Michigan have exclusive jurisdiction over any dispute, and you consent to that jurisdiction and venue.
17. Changes to these Terms
We may update these Terms from time to time. The effective date above shows when they last changed. Continued use of the site or services after a change means you accept the updated Terms.
